UNIKAT has appropriate third party liability insurance for damages caused in relation to real estate brokerage. A copy of the insurance document valid on the day of concluding the contract constitutes an appendix to the agreement. PZU professional liability insurance policy for the guarantee sum of EUR 100,000.

In its activities, UNIKAT applies appropriate measures to prevent the disclosure of its clients’ information to third parties, in particular, it fully implements the obligations arising from the Regulation of the European Parliament and the EU Council 2016/679 of 27 April 2016 on the protection of individuals with regard to data processing, personal data and on the free movement of such data, and repealing Directive 95/46 / EC (GDPR).

UNIKAT provides the highest quality brokerage services in the field of sale/purchase or rental/lease of real estate located in Poland. UNIKAT also in cooperation with its partners offer services in the field of financial and legal advisory.

UNIKAT in the field of intermediation in the sale/rental of real estate will undertake (depending on individual arrangements with the client), among others, the following activities:

• verification of the documentation provided by the Ordering Party in terms of possible shortcomings,
•  to visit and prepare a description of the property,
• preparation of a real estate sale / rental offer,
• consulting in the field of marketing and advertising in order to sell/rent the property,
• help and advice in presenting the property to potential buyers or tenants,
• assistance in conducting talks and negotiations by the Ordering Party with potential buyers or tenants regarding the sale/rental of the property,
• cooperation with other agents and real estate agencies to increase the chance of selling / renting the property,
• preparation of photo documentation,
• ** preparation of the presentation of the so-called 3D virtual tour,
• ** preparation of the so-called home staging, which consists in creating an arrangement of the interior of the property, so that it is possible to construct an attractive offer that attracts the attention of potential buyers or tenants.

UNIKAT in the field of intermediation in the purchase/rental of real estate will undertake (depending on individual arrangements with the client), among others, the following activities:

• searching for real estate sale / rental offers,
• assistance in conducting talks and negotiations by the Ordering Party with potential sellers regarding the purchase of the property,
• assistance in conducting talks and negotiations by the Ordering Party with potential landlords regarding the lease of the property,
• collaborating with other agents and real estate agencies to increase the chance of purchasing a Property.
• cooperation with other agents and real estate agencies in order to increase the chance of finding a suitable property rental offer.

An agreement with UNIKAT may (depending on arrangements with the client) be concluded for a definite or indefinite period of time with an appropriate period of notice. 

The remuneration system preferred by UNIKAT is the commission system. On the basis of individual negotiations with the client, UNIKAT offers the appropriate amount of commission, taking into account, among others, the scope of necessary activities, the time for which the contract is concluded and exclusivity or non-exclusivity in intermediation.

The preferred method of cooperation between UNIKAT and a client is an exclusivity agreement, however, it is possible to sign an agency agreement with no exclusivity clause.
